Cape Fear Commercial is pleased to announce that The Offices at Iron Gate, a 21,000-square-foot Class A office building located at 2725 Iron Gate Drive in Wilmington, is now fully leased.
Developed by SAMM Properties, Inc., The Offices at Iron Gate reached 100% occupancy following Palmetto Infusion’s recent lease of 2,700 square feet on the second floor. The South Carolina-based company provides infusion therapy services for patients with chronic illnesses and is expanding its footprint in North Carolina. Palmetto Infusion joins existing tenants Waccamaw Dermatology, which occupies the first floor, and NC Farm Bureau Insurance, which leases approximately 7,500 square feet on the second floor.
Cape Fear Commercial’s Lindsey Hess, Senior Vice President, represented SAMM Properties in the lease-up of the building.
“We have enough growth into the Wilmington market, particularly on the medical side, where people are coming in and leasing that first-generation space because they have their custom build-out that they need, and they have their specifications.” Said Hess. “Anything that’s well-located and high-quality in that size range is typically in high demand,” she added. Hess pointed to leasing at the city of Wilmington’s Skyline Center as one example of the ongoing demand for office space in the market.
Construction on The Offices at Iron Gate began in May 2024 and was completed in December 2024. The project’s strategic location, accessibility, and high-quality first-generation office suites made it especially attractive to medical and professional users seeking new, build-to-suit space within Wilmington’s growing office corridor.
